We find locations where people want to live with the highest need for affordable housing
Co-op Casa believes that working people deserve to live in the best neighborhoods — close to jobs, shops, services, and amenities. We use walk, bike, and transit scores to identify target neighborhoods. We also use the City's map of where affordable housing residents themselves have identified as where they would like to live.
At the same time, we identify locations of high vulnerability where people are at risk of displacement, using the City's Tucson Equity Priority Index.
Our locations prioritize where people want to live as well as where there is the most need.
Within these target areas, we identify vacant or underutilized land
We look to assemble parcels of 12,000 to 32,000 square feet which can be efficiently developed under the City's Middle Housing ordinance — large enough to build a pocket neighborhood of duplexes and fourplexes, but small enough to fit into the neighborhood and foster a strong sense of community among residents.

There are still vacant lots and underutilized parcels in our target area. Market-rate developers are realizing that these parcels can bring a high financial return —so it's important to secure this land now before it's gone.
Co-op Casa is actively seeking socially conscious investment and government partnerships to build its land bank now.
City and county partnerships
In addition to acquiring land on the open market, Co-op Casa looks to partner with the City of Tucson and Pima County on publicly owned or donated land that meets our criteria, including opportunities through the city's newly forming community land trust.
Co-op casa can be a valuable partner by filling an important niche in the affordable housing landscape.
